PRIVATE HEATED POOL GOLF CART INCLUDED This home is loaded with amenities-inside and out! In the garage you will find a golf cart, beach amenities including beach chairs, umbrella, coolers, beach table, 2 bicycles, and beach toys. Pool Heating & Safety We have a brand new heated pool (8.5ft x 17ft) for a perfect vacation stay. The pool can be heated for an additional $50 plus tax per day. The temperature of the pool will be 85 degrees and must be requested 3 days prior to arrival. The pool is USED AT YOUR OWN RISK. The hosts are NOT responsible from any injuries that may result from using the swimming pool. We provide beach towels, all living rooms and bedrooms have Smart TVs with wifi included! In the upstairs living room we have a video game console, popcorn machine, giant Jenga game, various board games, and the most comfortable sectional to hang out on. A pack n play can be found in the closet in the upstairs living room. All bedding is made with luxurious linens and brand new memory foam mattresses with the highest reviews! All bedrooms have blinds and room darkening curtains to set you up for the BEST SLEEP you deserve on vacation! The home features one king size bedroom downstairs right off of the living room with a smart tv, fan, and en-suite bathroom with large shower, and a large walk-in closet with hangers. Upstairs you will find the other three bedrooms. Off of the upstairs living room there is a bunk room which features a full over full with twin trundle bunk bed, bean bag chairs, TV, and large walk-in closet. There is a full bathroom with tub/shower combo also off of the upstairs living room. Across the hall from the bathroom you will find a second king bedroom with TV and large walk-in closet. Next to that you will find the third king bedroom with tv and large en-suite bathroom with a bath/shower combo. All bedrooms have ample space for your comfort and relaxation! The kitchen is fully loaded with stove/oven, microwave, toaster, refrigerator/freezer, cooking supplies, a margarita/slushie machine, Keurig, coffee maker, margarita glasses, wine glasses, and even children's dinnerware. There is a beautiful dining room that seats 8 and the kitchen island has another 3 seats for a total of 11 dining seats. The home can comfortably sleep up to 11 people in beds, or 9 adults comfortably in beds. Due to weight limit of bunk bed no more than 1 adult on top bunk at any time. There is a front porch and back porch. The back porch has seating to enjoy a nice cocktail, a game of giant Jenga, a good book, and the gulf breeze! A gas grill is provided if you wish to grill up some freshly caught or bought shrimp (or burgers-whatever you fancy)!.

All rules set forth in our rental policies go into effect at the time of booking and check-in constitutes full acceptance of this agreement between Owner or Owners Representative and the Renter. ID VERIFICATION: Guests with no prior reviews must complete AirBnB's ID Verification prior to booking. The guest who The person who is renting must be the one checking in. Govt ID required at check-in and must match AirBnB renter. NO PERSON can rent for another person or child under 25. Immediate cancellation, and no refund will result. Make sure everyone in your party has read the house rules. The renter is responsible for all guests' behavior. STRICT - NO SMOKING OR VAPING in house, porch or garage, or exterior property of home. Due to allergies there is no exception. Evidence of any type of smoking on property will result in a $1000 charge. DAMAGES: Renter agrees to keep condominium in good, tidy condition, not rearrange furniture and promptly report any missing/damaged items. Damages may result in a security deposit charge of $500. PARTIES & GATHERINGS Renter agrees to not have any parties or gatherings over 11 people, without checking first and receiving written consent from the owner. This house is not a party house or a gathering place. Renter agrees to not access or open the owners locked closets in unit. The owner will not be responsible for accidents or injury to guest or loss of money or valuables of any kind. OCCUPANCY: Occupant capacity, as listed on the website, is determined by the Owner, Association and local Fire Marshall and is strictly enforced. No property will be rented to persons other than families, married couples, and adults who are 25 years of age or older. The Renter must closely and personally supervise all occupants of a property under the age of 25 years. Any reservation obtained under false pretense may be subject to loss of rent and/or eviction. DISCOUNTS - No refunds or discounts will be given for mechanical failures, malfunctioning amenities, weather or housekeeping issues. Working condition of pools, hot tubs, air conditioning, cable, internet, elevators are beyond our control and will be corrected as soon as possible. PARKING: There is space for 1 car in the driveway and extra cars are able to park on the street. No trailers or RV parking is allowed. Parking on the grass is not permitted. Failure to follow these rules will result in vehicle(s) being towed at the guests expense. PETS: Renter agrees not to bring any pets into unit. Evidence of pets will result in a $750 charge, immediate eviction, reimbursement of any loss of rent, plus any additional cleaning costs. WE PROVIDE: All units are furnished with fully equipped kitchens, bed linens (1 set of sheets per bed), bath towels , Smart Roku TV's, microwave, Keurig, and coffee maker. A starter amount of toilet paper, paper towels, coffee, laundry/dishwashing detergent, and soap will be provided. Linens, toilet paper and towels are not replenished during you stay. TOWELS: We provide white bath towels that must stay in the home, and are not to be used at the beach. We do have a limited amount of beach towels but please plan to bring additional beach towels if needed. BEACH ITEMS/BICYCLES: Beach items such as chairs, toys, coolers, bicycles, etc. are provided in the garage for use by guests. Guests use all items at their own risk and hold owners harmless from any and all claims and liability. If bicycles are taken out of garage, provided locks must be used to prevent theft. GRILL: A gas grill is provided. Guest must purchase gas for use. Grill must be used on ground level outside on the deck area. Please pull out from the wall as you use. The property is 2 levels. The property requires stairs and may be difficult for guests with limited mobility. Your safety matters. Camera: The front door features a Ring door bell camera to monitor the home for fires, theft, and during storms when the home is not occupied. This does not look into interior spaces. Any interference with camera will result in immediate eviction and no refund. Due to the location near the water and in the Perdido Key preserved habitat, guests may encounter native wildlife. Guests shall not allow the property to be used for any business, professional, or unlawful purposes. GOLF CART WAIVER/LIABILITY: Golf Cart Liability Waiver: The following terms apply to the use of any complimentary golf carts provided by the property owners Mark and Rachel Forrest at Sugar Sands at Serenity. These terms do not apply to golf carts rented directly by or on behalf of Lessee through a third party rental agency. The terms, rules and restrictions of any such rentals shall be governed exclusively by the terms of the Contract entered into between the Lessee and the third party rental agency.) Lessee, assumes complete liability for the care of and use of the golf cart during his or her stay, and assumes full liability and responsibility for ensuring adherence to the rules and safety information provided herein. Lessee acknowledges that Serenity HOA has specific rules and regulations pertaining to the use of golf carts within their community which are outlined below. These rules and regulations vary by community and are strictly enforced in many respects, and they provide for fines and penalties that may include, but are not limited to, monetary fines against the Owner of the premises and/or the inbounding of the golf cart by the respective homeowners’ association. Accordingly, Lessee agrees to comply with all community-based rules and regulations specific to their accommodations. Lessee authorizes Mark and Rachel Forrest (Owners) to charge the credit card on file for any damages, costs or liability resulting from or arising out of the use of the golf cart in violation of this Rental Contract or rules and regulations of the applicable homeowners’ association. The Accidental Damage Waiver does NOT cover damage to the golf cart or damage caused by the use or misuse of the golf cart, whether accidental or otherwise, or any other accessories provided with the complimentary use of the golf cart. Lessee expressly acknowledges and agrees that operating a golf cart involves the risk of serious bodily injury or death, and/or property damage and hereby assumes such risk knowingly and voluntarily. Lessee expressly acknowledges that he or she and any additional operators permitted to use the golf cart are licensed drivers, over the age of twenty-one (21), and that they are familiar with the safe operation of golf carts and are certain of their own ability to operate a golf cart safely. Because many of the local communities have a no tolerance policy for the operation of golf carts by persons under twenty-one (21), which may result in the homeowner’s loss of use of the golf cart, Management has adopted a similar no tolerance policy. If a person under twenty-one (21) is found to have operated the golf cart provided, Lessee will be fined Seven Hundred Fifty ($750.00) Dollars on the credit card on file. In consideration of being permitted to operate and ride on the golf cart being provided, Lessee does for themselves, their guests, their heirs, executors, administrators and assigns, hereby release and forever discharge Owners, agents, employees and assigns, as well as the Owner of the premises and their assigns, from any and every claim, demand, action or right or action of whatever kind or nature, either in law or in equity, arising from or by reason of any bodily injury or personal injuries, known or unknown, death or property damage resulting, or to result, from any accident that may occur and any activities in the operation of the golf cart whether by negligence or otherwise that result in injury or damage.
